Eight things we actually do
There is one product: we work on the tenant’s side from the brief to the keys. Below are the eight jobs that work consists of. You pay one fee for them, once, after the lease is signed; the handover report and the keys after signing come at no extra charge.

Apartment search on your brief
Core service
We take your brief (district, budget, move-in date, pets, type of employment) and search the market against it; we have no listings of our own. We arrange viewings, attend them and run the conversation with the other side through to the signed lease.
Price: 70% of the monthly rent paid once, after the lease is signed.

Lease review before you sign
We read the contract and point out the clauses that tend to cost money: the deposit and the rules for returning it, the notice period, how the rent can be raised, who pays which bills and repairs. We explain the difference between an ordinary, an occasional (najem okazjonalny) and an institutional lease. This is not a legal opinion: for a dispute we refer you to a lawyer.

Negotiating the lease terms
Found the apartment yourself, but the terms need a conversation? We run it on your side: rent, deposit, length of the contract, pets, minor repairs, handover date. The outcome also depends on the other party, so we do not promise a specific reduction.

Handover report with photos
At the handover we record meter readings, the furnishings and every defect, with dated photos. Both parties sign the report. When the deposit is returned this is usually the only evidence of what the apartment looked like on the day you got the keys.

Package for newcomers to Poland
Starting in Poland from scratch: we tell you where and in what order to get a PESEL number, a registered address (meldunek) and a bank account, and which documents the office or bank asks for. We explain what landlords usually expect from a tenant with no Polish history. We do not file applications for you: we are not a public office or an immigration adviser.

Short-term lease, 3-6 months
A brief for a few months instead of a year is rejected upfront by a large share of listings. We look among landlords and operators who accept a shorter term, and settle the exit and extension rules straight away. The choice is usually smaller and the rate per square metre higher than on a yearly lease.

Employee relocation for companies
A B2B assignment: we look for an apartment for an employee moving to Warsaw, following the employer’s brief and budget. One person on your side owns the contact, we report progress and invoice the company. We handle a single arrival as well as several in parallel.

Due diligence on a single listing
You have one specific listing and want to know who you are talking to before you transfer a deposit. We check who is offering the apartment and whether what they say matches the documents and registers we can legally reach. If you are abroad, we go to the viewing and record a video. Without the land register (księga wieczysta) number, part of it cannot be verified.

Why there is one price, not eight
This is one service, not eight. The eight items above are parts of the same work, from brief to keys. There is one price: 70% of the monthly rent from the signed lease, excluding the building service charge (czynsz administracyjny) and utility bills. Paid once, after the lease is signed.
