One service, one fee
Fee for an apartment search to the tenant’s brief:
70% of the monthly rent
paid once, after the lease is signed. Without a signed lease there is no fee, including when you withdraw from the agency agreement within the statutory period. The fee is calculated on the rent itself (czynsz najmu) stated in the signed lease: the building service charge (czynsz administracyjny) and metered utilities are not part of the basis.
What the fee includes
- Brief and market-wide search: otodom, OLX, other agencies, private ads, PRS (institutional landlords), closed groups.
- Screening and physical verification: we go to viewings first or together with you.
- Negotiation on the tenant’s side: rent, deposit, lease term, contract terms.
- Legal review of the lease before signing, including occasional-lease terms.
- Hard briefs: pets, no employment contract, no PESEL, short-term leases and other criteria a typical agency turns down.

What is outside the fee?
The deposit, the rent and meter charges: those go to the landlord. You pay only us, and only this one fee: there is no second invoice from another agency. If the apartment comes from another agency’s listing, we settle with that agency ourselves, out of our own fee. Travel to viewings outside Warsaw is agreed with you in advance, before the trip.
